  • Overview

    Servco is seeking a Facilities Manager with a can-do attitude to help maintain and repair our portfolio of facilities throughout Hawaii. The position will be responsible for ensuring the building and all electrical, mechanical, and plumbing systems are operating effectively and appropriately.

    Responsibilities

    • Acts as a first responder for building system related matters and assists with on-site troubleshooting and solution identification/validation
    • Assists with the development and implementation of a preventative repair and maintenance program
    • Identify general repairs and work utilizing various trade skills such as carpentry, plumbing, electrical, painting, roofing, cooling, and external resources
    • Takes appropriate action in requesting assistance from outside vendors when necessary and provide oversight and general support to ensure work is completed in a timely and efficient manner
    • Plans and executes minor construction, maintenance, and repair projects utilizing external resources
    • Works closely with Property Managers and operational staff to ensure various facilities remain operational and in good repair
    • Maintains accurate documentation and reporting for maintenance and repairs as required via work order and capital budgeting plans
    • Reviews requested work orders and validates vendor recommendations and proposals to ensure internal recommendation is sound and efficient
    • Assists with estimating time and materials needed to complete repair.  Manages project costs to ensure compliance with budgets and expectations
    • Initially troubleshoots and diagnoses at a high-level building assets to include HVAC (Heating Ventilation & Air Conditioning), electrical, plumbing systems, fire & life safety, appliances, roofs, furniture, fixtures, and equipment
    • Manages enlisted vendors and provides inspection of work orders, including assisting the team with larger project initiatives
    • Available on-call afterhours and on weekends.  Responds to emergency and urgent situations, enlisting additional assistance as needed
    • Performs additional job duties as requested

    Qualifications

    • Bachelor’s degree in Architecture, Engineering, Facilities Management or relevant field preferred
    • Experience in building mechanical, electrical, and security systems, and familiarity with exterior facility maintenance requirements
    • 2-4 years of work experience in relevant field preferred
    • Works well in a team setting and with third-party vendors
    • Able to ensure minimal disruption for tenants during projects
    • Can manage multiple high priority tasks simultaneously, while maintaining accuracy and quality
    • Meets strict deadlines with minimal supervision
    • Able to work in a fast-paced, rapidly changing environment and handle multiple requests
    • Is responsive to customer requests/service issue
    • Able to navigate architectural and MEP (Mechanical Electrical Plumbing) plans and technical drawings
    • Knowledge of HVAC systems to perform general diagnostics and troubleshooting preferred
    • Acts with urgency and has a can-do attitude
    • Exceptional customer service skils and strong written and verbal communication skills
    • Team oriented who works collaboratively with others
    • Strong attention to detail with the ability to manage ambiguity
